THIS is spring island!
Hi, John Weber in the Lowcountry. Today I am in a very special place in the Lowcountry. With all the crazy, crazy things going on in the world – the pandemic, protests – our business in the Lowcountry here in June of 2020 is off the charts (real estate wise). We are discovering people are leaving the cities and we’re having the highest sales we’ve ever actually ever had in this particular period of time in June, all kinds of property selling. I guess people are figuring out they just don’t want to live in a high-density, populated area and come to think of it, they can work from anywhere when they really think about it. So it’s a major shift everywhere in the world and just in the words of Rodney King 28 years ago, “Can’t we just all get along man?” I mean really! Anyway, back to Spring Island.
Spring Island is a true sporting club. This is to answer all your problems – there’s only one catch: if it’s affordable. If it’s affordable is a big question because it can be a little pricey (depends on who you are). It’s a true sporting club- I would say competitive properties to a place like Spring Island would be Ford Plantation (and that’s in Georgia) Bray’s Island (that’s further up the interstate north of here), and I would say to some degree Palmetto Bluff because Palmetto Bluff has a lot of the same things that Spring Island has. There’s one thing Spring Island does have that hardly anybody has: it’s very, very low density. It’s 3,000 acres, 1,200 of those acres are designated as a preserve. There will be 400 homes here and there’s about 300 homes here now. So once you buy real estate you can buy a home site or you can buy a home in Spring Island. By the way, to get to Spring Island, it’s in between Hilton Head and Beaufort (almost equidistant) and it is in between Charleston and Savannah (so equidistant to those as well). But anyway you first come like you’re going to Callawassie Island and you go across a causeway there, just a beautiful causeway, second best entrance in the area – Belfair probably has the number one spot. You come across the causeway, you go under Callawassie Island, you take a left, and then you go over another bridge and you’re on Spring Island at that point.
Spring island is your own island you are separated from everybody else in the world. If you like your space, they have equestrian, they have Arnold Palmer Golf, old tabby lynx, they have kayaking, fishing, seasonal but they have access to a 6,000 acre preserve to go bird hunting, they have that sporting clays on the property here, and they have a brand new art barn. When you buy real estate in Spring Island it’s a one-time charge of $125,000. See? It can cure all your problems but it just has to be feasible for you. Once you do that your annual club dues in 2020 – now if you see this video down the road a little bit all this changes – but in 2020 the dues club dues are $17,220 (that is on top of your annual property owners association fee and that’s $6,655). $6,655 that adds up to be an annual fee of $23,875 a year. That’s your annual POA and club dues.
The home sites here range from $25,000 up to $995,000. Homes start at – there’s only one home less than a million dollars in here – it’s $475,000 and goes all the way up to 12 million. 12 million, now that’s an extreme. It really kind of goes up to 5.9 million but there’s a very large beautiful home in here for 12 million at the moment. Walker Landing within Spring Island is fabulous. You’ve got a fitness center and sports complex, really second to none. Lap pool, regular pool, personal trainer, spa, croquet, tennis, I’m pretty sure they have pickle ball as well; just a great complex down there in Walker Island. They have equestrian (I mentioned that), the old tabby lynx, that’s absolutely fabulous with the Arnold Palmer golf course, they have the golf house there you can have your meals in, they have (as I mentioned) the art barn and the sporting clays. I am at a point in the property here right on the river there where a lot of the owners come into this gazebo and get to know each other. They have social events, take kayaks out, have oyster roasts here; I mean it’s a great, great spot. You truly are away from the world. It’s the true sporting club as I mentioned and it has competitive properties. Three others: Brays Island, Ford Plantation, throw in Palmetto Bluff. The other high-end clubs in Bluffton and Hilton Head are more golf club centered and some have marinas as well. If you get a chance, check out their website – it’s fabulous.
