In this episode of Lowcountry Connect, I’m going to give you a tour of the beautiful Callawassie Island and it’s many amazing amenities. We’ll get an inside look at everything from golf to home prices so you can decide if this area’s lifestyle is right for you.
Welcome To Callawassie Island
Callawassie Island is located in Beaufort County in between Bluffton and Beaufort. It’s also about 16 miles from the bridge that goes to Hilton Head Island. This amazing area comprises 880 acres of gorgeous marsh, beautiful coastline, and magnificent oaks. The island holds about 715 homes, though there are currently only about 500.
There’s something very unique about coming over the causeway to get onto the island. As the owners say here, you just literally decompress when you come onto the island. I think it’s the second-best entrance in the entire Lowcountry.
Plentiful Amenities
Callawassie Island has many different amenities, including Tom Fazio’s 27 holes of championship golf. Finishing the last four holes on the Dogwood Course along the marsh is truly beautiful. When you join Callawassie Island, there is a one-time fee of $18,000. After that, you’re going to have your annual dues of $12,936 a year. If you want unlimited golf, it’s an additional $3,960. In 2021, all of your dues will be about $16,896 for unlimited golf and access to all the amenities.
When you live on your own private island of 880 acres, you’ll also find plenty of opportunities for fitness. They have different classes, all comparatively new, and are also building brand new pickleball courts. Pickleball is America’s fastest-growing sport, and it’s all going to be right here. Beyond that, you’ve got tennis courts and a golf clubhouse, which are all renovated and gorgeous.
These private clubs offer plenty of amenities, and their beauty makes all the members feel great. One of them, the River Club, is a completely renovated building with a pool in the back. You can grab a kayak from the dock and explore the waterways around the island.
Experience Lowcountry Living
If you want to experience Lowcountry living, real estate in Callawassie Island typically runs from $165,000 up to $1.5 million. However, as of June of 2021, there are only three homes on the market. Homesites range from $10,000 up to $300,000 or more. There are currently 54 home sites on the market right now.
There is also a charity within Callawassie called the Friends of Callawassie Island. They’ve raised over $500,000 for $100,000 in grants given to the youth in the Lowcountry. It’s a nice charity that they’ve developed here in Callawassie Island. Their tagline is “Warmth, Balance, And Connection,” and it fits the island perfectly. There’s a certain peacefulness once you come over that causeway and get to the island. All you really have are the members in their properties.
Additionally, grocery stores are not that far away—just about 7-8 miles. The corridor going down State Road 170 to Beaufort is also being developed. While Callawassie Island used to be tucked away, it’s not anymore. They’re developing everything around here, making it a great spot. It’s the dream of a lot of people living on an island.
